Quick checks

Try these before you ring

You might fix it yourself. If so, great. If not, we’re a call away.

Low pressure? Usually one of three causes

It could be a scaled-up shower head or tap aerator. It could be a valve that’s half closed somewhere along the pipe. Or, in older London homes, the supply pipe from the street may be too narrow for what today’s appliances ask of it. We check them in that order, cheapest first.

A running toilet costs you money

A cistern that keeps filling can waste hundreds of litres every day. If you’re on a water meter, you’ll see it on your bill. The fix is usually a cheap part and a quick visit.

Find your isolation valves

Most taps and toilets have a little isolation valve on the pipe underneath. Give it a quarter turn with a flat-head screwdriver and you’ll shut off just that tap or toilet, leaving the rest of the house running.

Radiator cold at the bottom?

If the top is cold, it’s air, and bleeding the radiator will sort it. If the bottom is cold, sludge has settled inside, and bleeding won’t help at all. That radiator needs a flush.

Older flats, older taps

In plenty of London homes, the tap itself is fine but the isolation valve behind it has seized. So now and then a small job turns up a slightly bigger one. If it does, we’ll tell you before we go ahead, not afterwards.

Your questions

What people ask us

Is one small job worth your while?

Yes. We quote small jobs the same way as large ones, and they’re often done on the first visit.

Do you work with landlords and letting agents?

All the time. We handle repairs, turnarounds between tenancies and reactive maintenance across managed properties. For ongoing arrangements, the management line is the number to use.

Can you put in an outside tap?

Yes, we fit them often. Water regulations say it needs a check valve, and we include one as standard.

Is there a callout fee on top?

Before the engineer starts, you’ll get a price for the work. When you agree it, you’ll know exactly what it does and doesn’t cover.
