We fit water-fed systems, not electric mats

Electric mats are work for an electrician, and they rarely make sense outside a small bathroom. Everything we fit here is wet: warm water flowing through pipe loops from your heating system. Been quoted electric for a whole floor? Ask someone else about the running costs before you agree.

Floor height usually decides it

How much height have you got to play with? Traditional screed builds the floor up noticeably. Low-profile boards keep the rise small, but you pay more per square metre for them. In a London flat, where the door heights and floor level are already fixed, this one choice is often settled before any other.

It needs cooler water than radiators

Underfloor heating runs much cooler than radiators do. Adding it to a system designed for radiators means fitting a blending valve and decent controls. Skip that and you get a warm floor upstairs and a cold one downstairs, or a boiler that keeps firing on and off until it wears itself out.

Doing the whole house is rarely worth it

Pulling up every floor in a home you’re living in almost never pays for itself compared with better radiators and controls. It makes sense when the floors are coming up for other reasons.

Does it work under wooden or engineered floors?

Engineered boards and most tiles are no problem. Solid wood expands and shrinks, so the board and the flow temperature need choosing carefully. Thick carpet and heavy underlay hold the heat back, but a thin underlay is normally fine.

Can my boiler run underfloor heating?

In most cases, with the right controls in place. The questions are whether your boiler can turn itself down low enough, and whether the system can be zoned properly. We check both before we give you a quote, not afterwards.

How quickly does it heat up?

Think hours, not minutes. A screed floor is a big, slow-warming mass. So you set it on a schedule and leave it be, rather than switching it on and off like a radiator.

A loop has stopped heating. Can you sort it?

Most of the time, yes. It’s usually trapped air, a stuck actuator or a blocked loop, not a burst pipe. We test each loop at the manifold, so your floor stays where it is.
