If you’re a landlord in England or Wales, you need a gas safety certificate by law, renewed every twelve months. Lots of people still call it a CP12, after the old form number. Only a Gas Safe registered engineer will do

By law, the check must be done by an engineer registered for the types of appliance you have. Ask to see their Gas Safe ID card. Any engineer should be happy to show it, and looking them up on the register yourself takes about thirty seconds.

It covers things as they are on the day

The certificate looks at your appliances and pipework as installed when we visit. It isn’t a promise that nothing will go wrong later. If you add or change something afterwards, like a new gas hob, that needs checking too.

One failed appliance doesn’t fail everything

If one appliance isn’t safe, it’s capped off or condemned and noted down, and the rest of your property can still pass. We’d rather isolate that one problem and get your paperwork issued than hold up the whole job.

Your tenants need a copy within 28 days

As a landlord, you must give tenants a copy of the current certificate within 28 days of the check, and give new tenants one before they move in. We email it the same day so this never gets missed.

What people ask us

How long will the gas safety check take?

For a typical property, around thirty to forty-five minutes. More appliances means a bit longer. You’ll get your certificate at the end of the visit.

What if one of my appliances fails?

If an appliance is immediately dangerous, we isolate it there and then to keep everyone safe. We’ll explain what’s needed to put it right, and in most cases we can still issue the certificate for the rest of the property.

I own my home. Do I need one too?

The legal requirement applies to landlords. As a homeowner you don’t have to have one, but a yearly check is still a good idea, especially before winter.

Can you cover several properties on one visit?

Yes. Send us the addresses and how many appliances each one has, and we can usually plan a day around a group of properties.
